What we mean by modern
Modern is not one thing in San Diego. These four trade differently, appraise differently, and attract completely different buyers.
Post-and-beam, clerestory glass, a courtyard the plan is organised around. Original detail is the value; a bad remodel is the risk, and it shows up in the price.
San Diego's specialty — redwood, stone and glass shaped to a canyon or a hillside, much of it drawn by architects in the Frank Lloyd Wright lineage. No two are alike, and comps barely exist.
Glass, water, and a view corridor that the plan is organised around. The site is usually worth more than the structure, and the buyer pool is national.
A good bones house brought forward. Whether that reads as respectful or as erasure is the whole conversation — and it decides the number.
